There is no obligation to donate by submitting a property for review. All proposed real estate gifts are subject to evaluation and acceptance by Angelic Housing.
A gift of real estate can create an impact far beyond a traditional financial contribution. Depending on the property and the needs of Angelic Housing, donated real estate may be considered for housing use, future development, investment or sale to generate funds that further our charitable housing mission.

The Angelic Housing Legacy Home Program provides individuals and families an opportunity to explore making real estate part of their charitable legacy. Gifts may be considered during a donor’s lifetime or through an estate or trust.

Individuals, families, property owners, investors, estates, trusts and businesses may explore donating qualifying real estate to Angelic Housing Resources Foundation, Inc.
Depending on the property and the needs of the organization, a real estate gift may support housing, future development, investment or other charitable purposes that advance our mission.

Every property is different. Our review process helps Angelic Housing determine whether a proposed real estate gift is appropriate for the organization and its charitable mission.
1. Tell Us About the Property
Complete our confidential real estate donation inquiry form with basic information about the property and your donation goals.
2. We Review the Property
Angelic Housing conducts an initial review of the property’s location, type, condition, ownership, occupancy and other relevant information.
3. We Contact You
If the property appears to be a potential fit, a representative of Angelic Housing will contact you to discuss the property and possible next steps.
4. Due Diligence
Depending on the property, additional information may be requested regarding title, liens, mortgages, taxes, condition, environmental matters, leases, occupants or other issues affecting the property.
5. Gift Acceptance & Transfer
If Angelic Housing approves the proposed gift and the donor chooses to proceed, the parties can work with the appropriate legal, tax, title and real estate professionals to complete the donation.

A donated property does not necessarily have to become an Angelic Housing residence.
Depending on the property, its location and condition, and the needs of Angelic Housing, accepted real estate may be:
* Used to provide or expand housing opportunities
* Renovated or improved for future housing use
* Held as an investment supporting the organization’s charitable mission
* Used for future development
* Sold, with proceeds used to further Angelic Housing’s charitable programs and mission
Each proposed real estate donation is evaluated individually.
Angelic Housing welcomes inquiries involving many types of real property, including:

* Duplexes and multifamily properties
* Rental and investment properties
* Vacant land and lots
* Commercial real estate
* Mixed-use properties
* Estate-owned real estate

Properties do not necessarily need to be mortgage-free or in perfect condition to be submitted for initial review.
Existing mortgages, liens, repairs, occupants and other property-specific circumstances will be evaluated as part of the review process.

Angelic Housing primarily serves Sacramento and surrounding communities; however, qualifying real estate located elsewhere in California may also be considered depending on the property and circumstances.
Property owners outside the Sacramento area are encouraged to submit the property for review so Angelic Housing can determine whether the proposed gift may be appropriate.
For some property owners, donating real estate can provide an opportunity to support a charitable mission while incorporating philanthropy into financial or estate planning.
Depending on the donor’s individual circumstances and applicable tax law, a qualifying charitable real estate contribution may have tax or financial benefits.
Because every donor and property is different, Angelic Housing does not provide legal, tax, appraisal or financial advice and does not guarantee that a particular gift will qualify for a charitable deduction or produce a particular tax result.
Donors should consult their own qualified attorney, tax professional, financial advisor and, when applicable, qualified appraiser before completing a real estate donation.

A home, rental property, land or other real estate may represent decades of work and investment. Through thoughtful charitable and estate planning, that property may also create an opportunity to support affordable housing for future generations.
Real estate gifts may be considered during a donor’s lifetime or as part of an estate or trust.
Leave Real Estate Through Your Estate or Trust
Property owners interested in legacy giving may discuss with their estate-planning attorney whether leaving real estate or other assets to Angelic Housing Resources Foundation, Inc. is appropriate for their individual estate plan.
Angelic Housing welcomes inquiries from property owners, trustees, executors, personal representatives, attorneys and other authorized representatives regarding potential estate and trust gifts.
Can I donate a house to Angelic Housing?
Angelic Housing welcomes inquiries regarding qualifying residential real estate, including single-family homes, condominiums, townhomes and certain multifamily properties. Every proposed gift is reviewed before acceptance.
Can I donate rental or investment property?
Potentially. Angelic Housing may consider rental homes, investment properties, duplexes, multifamily properties and other qualifying income-producing real estate.
Can I donate property that has a mortgage?
A property with an existing mortgage may still be submitted for review. Mortgages and other debt can create additional legal and tax considerations, so each proposed gift must be evaluated individually.
Can I donate property that needs repairs?
Potentially. Property condition is one of several factors Angelic Housing considers when evaluating a proposed real estate donation. You may submit information about the property even if repairs or improvements are needed.
Can I donate vacant land?
Yes. Qualifying vacant land and undeveloped real estate may be submitted to Angelic Housing for consideration.
Can I donate commercial real estate?
Qualifying commercial and mixed-use real estate may be considered. Acceptance depends on the specific property and the results of Angelic Housing’s review and due diligence.
Can real estate be donated through a living trust or estate?
Potentially. Real estate may be part of charitable estate or legacy planning. Property owners should work with their estate-planning and tax professionals to determine the appropriate method for their circumstances.
Can I leave my house to Angelic Housing in my will or trust?
Individuals interested in leaving real estate to Angelic Housing as part of their estate plan may contact us regarding the Angelic Housing Legacy Home Program. Your attorney should prepare or review any will, trust or other estate-planning documents.
Does Angelic Housing accept real estate outside Sacramento?
Angelic Housing primarily serves Sacramento and surrounding communities; however, qualifying real estate located elsewhere in California may also be considered depending on the property and circumstances. Submit the property for review so our team can determine whether it may be a potential fit.
What happens to my property after I donate it?
Depending on the property and Angelic Housing’s needs, accepted real estate may be used for housing, renovated, held for investment, considered for development or sold to generate funds supporting the organization’s charitable mission.
Is donating real estate tax deductible?
A qualifying charitable contribution may be deductible depending on applicable tax law and the donor’s individual circumstances. Angelic Housing does not provide tax advice or guarantee any particular deduction. Donors should consult a qualified tax professional regarding their individual situation.
Will I need a real estate appraisal?
Depending on the value of the gift and the deduction being claimed, federal tax rules may require a qualified appraisal and additional documentation. Donors should consult their tax professional regarding applicable requirements.
Am I obligated to donate if I submit the form?
No. Submitting a property for review is an inquiry only. It does not obligate you to donate the property and does not obligate Angelic Housing to accept it.
