Angelic Housing Resources Foundation, Inc. partners with property owners throughout Sacramento and Placer counties to provide clean, stable, and affordable shared housing for independent adults. We seek well-maintained residential properties that can support our mission while providing owners with a professional and dependable leasing relationship.

Instead of managing multiple individual residents, property owners work directly with Angelic Housing under one written lease agreement. Our organization coordinates participant placement, household expectations, property oversight, and the day-to-day operation of the shared home.

How Our Partnership Works

1. Submit Your Property

Property owners begin by completing our Property Owner Partnership Inquiry Form. Please provide basic information about the property, including its location, number of bedrooms and bathrooms, condition, availability, and proposed monthly rent.

2. Property Review

Our team reviews the property to determine whether it is suitable for the Angelic Housing shared-living model. We may request photographs, additional property information, or an in-person walkthrough.

3. Lease Agreement

When a property is approved, Angelic Housing and the property owner negotiate a written lease outlining the rental amount, lease term, maintenance responsibilities, permitted use, insurance requirements, and other important conditions.

4. Home Preparation

Angelic Housing prepares and furnishes the home for shared occupancy. We establish household expectations, safety procedures, participant agreements, and property-specific rules before placement begins.

5. Ongoing Oversight

We remain involved throughout the lease by conducting inspections, communicating with participants, enforcing house rules, coordinating minor maintenance, and responding to concerns involving the operation of the home.

Properties We Consider

We primarily consider residential properties in Sacramento and Placer counties that are:

  • In good, habitable condition
  • Suitable for furnished shared living
  • Compliant with applicable building, safety, zoning, and occupancy requirements
  • Located near transportation, shopping, medical services, or other community resources
  • Equipped with adequate bedrooms, bathrooms, common areas, parking, and storage
  • Available for a stable or long-term leasing arrangement

Single-family homes with multiple bedrooms are generally the best fit, although each property is evaluated individually.

Our Responsibilities

Depending on the terms of the final lease agreement, Angelic Housing may be responsible for:

  • Paying the agreed monthly rent
  • Furnishing and operating the shared home
  • Coordinating utilities
  • Screening prospective housing participants
  • Preparing participant housing agreements
  • Establishing and enforcing house rules
  • Conducting routine property inspections
  • Coordinating minor repairs and maintenance
  • Addressing participant complaints and rule violations
  • Managing participant departures and replacements
  • Maintaining communication with the property owner or property manager

Property Owner Responsibilities

Property owners generally remain responsible for:

  • Maintaining the property in a safe and habitable condition
  • Major plumbing, electrical, roofing, HVAC, structural, and system repairs
  • Property taxes, mortgage obligations, and owner-required insurance
  • Compliance with applicable building, safety, zoning, and housing requirements
  • Promptly addressing major maintenance and habitability concerns
  • Disclosing known property defects or restrictions before entering the lease

The exact responsibilities of each party will be stated in the written lease agreement.
